Methodology
The moderately-priced dwelling value is established in accordance with the Federal Agricultural Mortgage Corporation Act and is used to determine eligibility for rural housing mortgage loan programs.
The national value is updated annually and takes effect on January 1 of each year. The methodology considers the most recent available home sales records and adjustments for properties located outside of metropolitan statistical areas.
Lenders should use the single national dwelling value to determine whether a rural housing mortgage loan meets Farmer Mac's moderately-priced criteria. Properties with an appraised value at or below the published value are eligible for purchase under the program.
